ViSNET AI — True Intelligence

Application · Spatial intelligence

Capture a space once, then work from a measurable digital twin

MRLAYOUT turns physical spaces and assets into accurate 3D layouts you can measure, annotate, compare and share. It is also the spatial layer the rest of the ViSNET platform is read in.

The problem

Spatial truth is expensive to establish and quick to go stale

Measurements are re-taken on every site visit, deviations from drawings are found late, and reviewing a space usually means travelling to it. Documentation ends up spread across photos, notes and PDFs that cannot be measured against.

Who it is for

  • Project and construction teams validating layouts against design
  • Facility and maintenance operations coordinating work across buildings
  • Property operations teams running inspections across distributed portfolios
  • Design and interiors teams needing accurate as-built geometry

Mechanism

How it works

Capture happens on device, so results are available immediately and processing stays local where required.

1 — Capture

Scan the space with a VR headset such as Meta Quest 3, a mobile device or another compatible device. The algorithm analyses the surroundings and extracts layout geometry.

2 — Measure and validate

Measure inside the headset with information overlaid on the real environment, computed in real time on device. Identify deviations and validate dimensions without re-visiting.

3 — Share and integrate

Generate a dense 3D mesh, share it as a browser link with no additional hardware, and export to CAD, BIM, DWG, IFC and GLB for downstream systems.

Capabilities

What MRLAYOUT enables

  • Rapid 3D spatial capture and layout extraction
  • Real-time measurement and deviation detection
  • Dense mesh generation for compliance and regulatory model preparation
  • Operational workflow overlay: inspection tasks, maintenance actions, annotations, issue tracking
  • Secure browser-based sharing of large 3D models
  • Export into CAD, BIM, DWG, IFC, GLB and operational systems

Workflows

Where teams apply it

  • Move-in and move-out property inspections with digital records
  • Maintenance validation and remote issue verification
  • Renovation and fit-out planning against as-built geometry
  • Layout validation and measurement verification during construction
  • Progress monitoring and distributed project collaboration
  • Vendor coordination and property condition tracking

Questions buyers ask

Practical detail

What hardware is required?

Capture uses a compatible VR headset or mobile device. Viewing and collaboration require only a browser — reviewers need no dedicated hardware.

Where is the data processed?

Measurement and overlay are computed in real time on device during capture, which supports responsiveness and keeps sensitive capture local; models are then shared through secure enterprise deployment.

Can the models leave ViSNET?

Yes. Export to CAD, BIM, DWG, IFC and GLB is supported so the geometry flows into the systems your teams already use.

How does it connect to the rest of ViSNET?

MRLAYOUT is the spatial layer of the platform: defects from Infrastructure Intelligence and activity from the site applications are visualised in the same 3D environment.

Where it sits

Capture input and visual layer at once

MRLAYOUT is unusual in the platform: it is both a capture source and the environment other applications are read in.
